Replacement Windows – Do You Need Planning Permission?

There are a number of reasons why you may choose to replace the windows in your property: for a fresher look, as part of a renovating project, to make your home more energy efficient or to improve your home security. However, depending on the planning constraints of your property, you may or may not need planning permission for subsequent replacements.

Here’s a brief guide for what you need to know.

No Permission Needed

Most houses won’t need planning permission for replacement windows as they are covered under a property’s Permitted Development Rights. Permitted changes include minor repairs, general maintenance and repainting.

However, there are certain conditions you’ll have to comply with:

Skylights

Skylights don’t usually need special permission as long as they don’t protrude more than 150 mm out from the slope of the roof and they are not higher than the highest point of the roof.

Permission Needed

Planning permission to replace windows will be needed if your council withdraws Permitted Development Rights under the Article 4 Direction, an act applied by the local planning authority to conservation areas under their jurisdiction. Listed buildings will need both planning permission and Listed Building Consent.

However, it’s not just a case of obtaining permission then doing what you want. You must also fulfil the following requirements:

Brighton and Hove Council have strict regulations for replacing windows in certain areas. If you’re not sure whether you need permission or not, always check before starting any building works.

What To Consider When Choosing Patio Doors

Patio doors are the perfect way for adding natural light to your rooms, creating a sense of space and uniting your outdoor areas with your interiors in a seamless flow. Patio doors can be added to your lounge or dining room, the kitchen and to balcony and terrace areas. They are also often used as a front door in contemporary designed homes.

Whether you choose sliding, swing, bi-fold or French doors, it’s important that you make the right choice to complement the style and period of your property.

Sliding Doors SussexHere’s a look at what to consider when choosing patio doors for your home.

Benefits

Patio doors can instantly add natural light and space to your home. They can totally transform darker rooms without having to spend a fortune. You can enjoy your garden views and outdoor areas all year round while benefitting from modern features including greater energy efficiency and a higher level of security.

Opening

Swing opening and French doors need space to open properly without banging against furniture or being constricted by inner walls. Ensure that the wall space is sufficient so they can be fully opened. If space is minimal or cumbersome, sliding doors are an ideal solution. They can be easily installed without being intrusive, in whatever size of space you have.

Glass

Modern double glazed panes have excellent thermal and weatherproof properties helping to reduce energy bills. They also protect your interior flooring and furniture from UV damage. Toughened glass and modern locking systems provide a high level of security to deter intruders.

Frames

Wooden framed French doors are beautiful however they are high maintenance and prone to shrinking so will need regular coats of paint to prevent sun and moisture damage. Opt for a durable material that’s easy to look after and clean. UPVC and aluminium frames are easy to clean, require little or no maintenance and will never need repainting. For an authentic wood look, wood grain effect foil finishes have all the benefits of UPVC and aluminium while offering a wood look so realistic that it’s hard to tell the difference.

Brighton Trade Windows have a stunning range of sliding doors, swing and bi-fold patio doors in various colours and designs that will bring the outdoors in while adding style and beauty to your home. Sash Windows

Sash windows have been used in England since the late 17th Century. They are still extremely popular today, adding a touch of class and elegance to a property. A sash window consists of a moveable panel, that traditionally moves up and down in a vertical manner. They are most commonly found in Georgian and Victorian homes. A typical design consists of 3 glass panes in the upper frame and 3 glass panes in the bottom. The windows are balanced by a metal sash weight which is hidden inside the frame and connected to the window by a braided cord which runs over a pulley.

Here’s a look at the history of sash frames and their 21st Century alternative.

History

Sash windows have been used in English homes since the late 17th Century. The trend caught on after they were installed in the royal palaces of Hampton Court and Kensington. Not only did they become a fashionable addition to homes of the aristocracy, but they were also considered more practical than wrought iron casement windows. Their vertical opening system was less intrusive and didn’t change the exterior facade and the larger glass panes were stronger. Sash windows were at their most popular in the Georgian, Victorian and Edwardian periods.

Window Company SussexCommon Problems

Beautiful as original sash windows are, they can cost a great deal to maintain. Timber frames will warp and shrink over time creating gaps, resulting in draughts,  and wood is particularly susceptible to rot, especially the cills. Another common problem is frayed cords which compromise the system’s integrity and can be dangerous if the open frame shuts down quickly. Over painting can also make the windows stick and not shut properly. This is also a security risk; in fact, properties with old sash windows are a prime target for intruders because they are easier to break in to.

Residence 9

Thanks to today’s modern technology and design techniques, it’s possible to replicate traditional wooden 19th Century sash windows with practical modern systems.

Residence 9 windows are so authentic, they can even be used in conservation areas. Their real wood finish is so convincing, you’ll find it hard to tell the difference.

They are available in a range of heritage colours with authentic butt hinges, weatherbars and handles to maintain an authentic look. They have excellent thermal properties and security features needed in the 21st Century, while maintaining the authentic look of real wood frames used in the 18th and 19th Centuries.

The Benefits Of Bi-Fold Doors

Bi-Fold Doors BrightonTraditional and contemporary home designs are using more modern techniques to add beauty combined with functionality and increased energy efficiency. One example of state-of-the-art design is the installation of floor-to-ceiling bi-fold doors. They not only look stunning, blending seamlessly with the rest of the property, but they also add value to your home.

Here are a few more reasons why modern home designs are including the installation of bi-fold doors.

Outdoor Access

Bi-fold doors bring the outdoors in. Easy to open in a simple gesture, the slim designs fold back to allow you easy access to your outdoor areas. The open space creates a seamless transition between your living areas and garden so you can sit comfortably in your home while benefiting from the fresh air and outdoor spaces. They literally make you feel like you are living in your garden!

Light and Space

Bi-Fold Doors BrightonEven when closed, bi-fold doors let in natural light while the UV properties of double-glazed glass protect your home from harmful rays.

In winter you can still enjoy your garden while benefitting from plenty of natural light.

Bi-fold doors can also make smaller living spaces seem much larger. In the summer you can fold the doors right back and double the size of your living area.

Energy Efficiency

Bi-fold doors provide a high level of thermal insulation so that warm air is not lost during the colder months, leaving you with a warmer home and reduced energy bills.

During the summer you can open up the doors to allow fresh air flow throughout your house without the need for air conditioners.

Aesthetic Appeal

You can enjoy your garden all year round and if you have far reaching views, bi-fold doors allow you to immerse yourself in nature, adding real value to your property.

The minimalist, sleek designs complement any type of setting or decor and come in a wide range of colour options so you can be sure to find the perfect match for your home.

Security

Bi-Fold Doors BrightonMulti-point locking systems, crowbar resistant frames and toughened glass are capable of deterring even the most determined intruder.

Another security aspect is that you can open up the doors and let the kids play safely between the house and the garden where you can still keep an eye on them.

Common Window Problems

Window Repair BrightonFaulty windows are not only an inconvenience, especially in bad weather, but they can also be a security issue. Whether you have single paned or double glazed windows, if they aren’t functioning as they should, they can end up losing you money and leaving your home vulnerable to intruders.

Here’s a look at some of the most common window problems that indicate it’s time to get them repaired or replaced.

Faulty Hardware

If a window won’t open properly, stay open or won’t shut properly, it could be due to faulty hardware. Sash windows are notoriously problematic. Firstly, because many still have their original parts and secondly because sash systems have more components that can be damaged.

Over time, cords can fray and break and pulleys can rust and wear down. Once this happens, it’s best to replace the entire system with a modern, more durable sash window system.

Old Paint

Window Repair BrightonWooden, painted frames can be affected by varying temperatures which cause the timber to expand and contract, resulting in cracked, split and bubbling paint surfaces. Water penetrates the underlying timber, turning it soft and spongy, leading to wet rot and decay. If caught in time, the area can be repaired and resurfaced, but if the rot spreads, then the entire frame will need to be replaced.

Many older window frames are painted over and over again, causing windows to stick, not open and close properly and to be draughty. The change in thickness can also put stress on fastenings and locks which will eventually buckle and break off.

Be careful when stripping down old paint layers; deeper layers may contain lead which can be a health hazard, once exposed.

Misting

Foggy windows are usually caused by worn seals that let moisture in or by poor installation of older double glazed structures. This will eventually cause the surrounding frames and sills to rot and also affect the inner walls resulting in stains and peeling wallpaper.

Broken Panes

Window Repair BrightonCracked or broken panes are a high security issue and should be fixed immediately. Take care when dealing with broken glass as it’s more at risk of shattering and causing injuries. Double glazed windows are made up of two glass panes, separated by an insulating gap. If one of the panes breaks, the whole system will be weakened and the integrity of the entire unit will be compromised.

If your windows need to be repaired or replaced, it’s advisable to seek professional help. For more information on window repairs in Brighton contact Brighton Trade Windows today.

Guide To An Energy Efficient Home

Reducing the carbon footprint is a priority for everyone. However, improving the energy efficiency of your home is not just good for the environment. Simple measures and initial investment can greatly reduce your fuel bills over time while keeping your home much warmer and comfortable.

UPVC Windows HoveNo matter what age your property is, you can help increase its energy efficiency by implementing a few changes. Here’s a guide to creating a more energy efficient home.

Roof Insulation

We all know that heat rises, so when you’re heating your home the heat produced by your heating system heads straight up to the top of the house and out through the roof. An insulated roof acts as a thermal barrier, trapping the warm air, preventing it from escaping and keeping the warmth inside. Not only will you have a warmer home but your central heating system won’t have to work so hard and your fuel bills will be dramatically reduced.

Condensing Boiler

A modern, energy efficient boiler can make a big difference to your energy bills. Older, traditional boilers lose a lot of heat up the flue. A condensing boiler exchanges the heat in the flue with colder gases, heating your home more efficiently.

A regular condensing boiler has a separate hot water cylinder and is more efficient that a combi-boiler. It’s also more compatible if you choose to install solar heating.

Solar Heating

Solar heating is the most sustainable heat source there is. The heat from the sun is used to heat our homes and provide us with hot water all year round. Sunshine is free, so by installing a solar heating system in your home, you’ll have much lower energy bills. Solar panels are fitted to your roof which then collects the heat from the sun and transfers it to your hot water cylinder.

You may be able to receive payment for the energy you don’t use through the Government’s Renewable Heat Incentive.

Double Glazing

Double glazed windows control the heat produced in your home and also reduce noise pollution. Homes lose up to 70% heat through single paned windows resulting in higher fuel bills. Double glazing also helps to capture natural heat from the sun and reduces condensation build-up that can result in mildew and damp.

Modern UPVC windows are available in a variety of colours with a wood grain effect so you can use them to blend in with traditional features, even in older properties.

The Advantages Of A Composite Front Door

In some cultures the colour and design of your front door is symbolic. Your front door is the entry point into your life and it can represent energy, peace, welcome and harmony. Even if you don’t care for symbolism, your front door does play a major role in the aesthetic appeal and security of your home.

Composite Doors BrightonA composite door will give you both. Made from a combination of materials including PVC, timber cores, insulating foam and GRP, composite doors are built to last and can be designed for any kind of property.

Here’s a look at the advantages of choosing a composite front door.

Aesthetics

Composite doors come in a range of colours and designs that perfectly match your property, no matter what it’s age. They’re available in a realistic wood grain effect so you’ll have the aesthetic appearance of a timber door with the added qualities of a composite door. Victorian 2 paned doors are traditional and a popular choice. Stable doors provide added security for children and pets while allowing you to open up and enjoy fresh air. French styled composite doors add a contemporary touch creating a fusion of modern and period looks that blend in well with traditional features.

Security

When it comes to home security, a composite door is the best there is. Tough materials ensure it’s impact, crowbar and fire  resistant. Multi-point locking systems are certified by the police approved, Secured by Design so it’s practically impossible to force entry.

Eco-Friendly

The timber elements of a composite door are sourced from sustainable sources while the foam insulating layer and GPR properties ensure a draught and weather proof seal. Panes are double or triple glazed and provide an excellent degree of thermal insulation so your home will be warmer and your energy bills with be reduced.

Composite doors create an effective sound barrier and are perfect for high traffic areas that are affected by noise pollution.

Maintenance

Your composite door will never need re-painting or varnishing and the colour won’t fade over time. It requires very little maintenance and can be cleaned with a simple swipe of a damp cloth. Unlike solid timber doors, a composite door won’t swell or shrink with differing temperatures and won’t warp over time.

Brighton Trade Windows have a wide range of stunning contemporary and traditional-look composite doors in various colours and designs so you’ll be sure to find the perfect front door for your home. For more information on composite doors Brighton, contact us today or visit us online.

Making The Most Of Outdoor Living Spaces

Now that winter’s a distant memory, it’s time to start planning for the summer. Spring is the perfect time to consider home improvements that will enhance your property and allow you to enjoy the long, warmer days.

When the sun is shining there’s nothing better than getting out in the beautiful British outdoors. Unfortunately, British weather, even at the height of summer, can be unpredictable: one day it’s sunny, the next day it’s chilly. Bear this in mind when designing a new outdoor entertainment area, so that you can still enjoy your surroundings in comfort.

Here’s a couple of suggestions to help you take full advantage of your outdoor living spaces.

Outdoor Entertainment Area

Not just the BBQ but the whole concept of an outdoor entertainment area has been influenced by the Australian lifestyle where the patio oSliding Doors Brightonr deck is considered an additional living space.

Wooden decking, natural stone or paving can be chosen to complement your internal flooring, creating a natural, seamless flow from your inner living space to the outdoor area.

A covered outdoor entertaining area gives you the flexibility to dine and entertain alfresco, whatever the weather. Examples are:

A timber framed veranda that extends out to the rear and often, around the sides of the main building.

A living porch that’s enclosed on both sides.

An extended roof that flows out from the main building and blends in with the rest of the property.

Temporary options include a giant umbrella or sail shade that’s attached to the main building roof.

A covered entertaining area allows the freedom to create a magnificent living space that can be complemented by outdoor furnishings and even an exterior fireplace. Outdoor kitchens are growing in popularity, comprising of a built-in BBQ with surrounding units and even a pizza oven.

Sliding Doors

Sliding doors bring the outdoors in by creating a continuous flow between your interior and exterior living spaces, flooding your home with natural light. Sliding doors create a sense of space and allow you to enjoy your surroundings all year round. Contemporary, unobtrusive and easy to maintain, sliding doors can be opened up in the summer to unite your living spaces in a seamless transition from inside to out. They have the added benefit of energy-efficiency, reducing heat loss during the colder months while providing a high quality security barrier without losing space or light.

Conservatories SussexPlanning A Conservatory – The Basics

A well-built conservatory can be a real asset to your home giving you a stunning, light-filled room that will free up your interior space and add value to your property.

Originally used as a room to grow plants, older conservatories were more or less considered liveable greenhouses that were boiling in the summer and freezing in the winter.

However, modern technology, design and building techniques have enabled the construction of  modern conservatories that are comfortable, energy efficient and practical, giving you the flexibility to choose how you want to utilise your space.

Conservatories are often used as an addition to the kitchen. They can transform your kitchen into a stunning living space, giving natural light all year round. They are also popular as a dining area or as a dedicated dining room that is separated from the kitchen or lounge.

A conservatory can be turned into an extra lounge, study or children’s playroom. Alternatively, the natural light makes it perfect as an artist’s studio. With the right choice of blinds and heating, it could even be used as a guest bedroom.

But if you want to get the most out of your conservatory, you’ll need to consider the basics.

Aspect

With the unpredictable British weather, you’d think that a South-facing aspect would be ideal. But a conservatory can get very hot and stuffy in warmer weather and can attract more insects than you’d like. A North-facing aspect is far more comfortable for a conservatory.

Structure

If you want a conservatory that’s cool in the Summer and warm in the Winter, double glazing is essential. Double glazing is the most energy efficient solution for your home and will give you added UV protection in the Summer months.

Aluminium frames and roof caps are a good choice and come in a range of finishes. Aluminium is durable, resistant and won’t warp or split in extreme weather conditions.

Heating

You could extend your central heating and install radiators but be aware that popular decorative covers obstruct a degree of heat.

If you have natural stone floors or tiles, underfloor heating is ideal. It doesn’t dry out the air as much as radiators and stone floors retain heat well.

Ventilation

Remote controlled roof vents are available with rain sensors that will close automatically in bad weather. Ceiling fans are a popular choice and add a tropical feel to your conservatory.
